Welsh House prices

Welsh counties have the fastest rising house prices in the UK, a new survey reveals today. Six of the ten British counties experiencing the largest rate of house price growth were in Wales, with the other four in Scotland. Halifax's breakdown of property values by county shows house prices in Merthyr Tydfil in Wales had the biggest increase, rising 175 per cent since 2001 - going from £45,578 to £125,450.

Second place Blaenau Gwent also experienced huge price increases - rising 160 per cent over the same period. However, the county still has the cheapest average house prices in the UK, at £107,451. It was also the cheapest British county to buy a home in 2001, when the average property in cost £41,352.

"Overall, there has been little change in the relative position of counties in the house price league over the past five years," commented Martin Ellis, Halifax chief economist. "Counties in the south-east have retained their position as the most expensive whilst the least expensive counties continue to be in Scotland and Wales," he added.

The survey also finds there is no longer any county where average house prices are below £100,000, whereas in five years ago 63 out of 101 counties had prices at this level. The number of counties pushing past the £200,000 average house price mark has gone from one (Surrey) to 19. Surrey is now the only UK county where the average property costs over £300,000, the county's house prices going up 50 per cent in five years to reach £328,453.
